Once the development phase is completed, we will stabilize the asset with strong occupancy, and incorporate our best-in-class management. Depending on the demographics of the area we will capture above-market cash-flows by implementing a hybrid revenue model on our assets, where a certain percentage of the building will be long-term traditional tenants and a certain percentage will be short-term rentals. This allows us to generate significantly higher cash-flows then comparable assets in the same MSA.
We will capture the asset’s new, increased value by refinancing into fixed-rate long-term agency debt. By doing this our investors will get a sizable return of principal by Year 2, while enjoying the passive income/tax benefits thrown off by the asset for many years to come.
Our goal is to achieve superior risk adjusted returns by minimizing downside with sustainability in mind.
